Smaller footprints for individual homes and nearby places for people to meet, to relax, and to talk quickly create a sense of community for new residents.  Camaraderie sprouts quickly here in Celebration.  Rocking chairs along the lake foster rich discussions between young and old.  The chairs are not tied down so to change groups is simple and that encourages interaction. Founded in 1994 on land that had been used by Disney to relocate alligators caught in and around the theme park, this city of 20,000 proposed residents—currently 12,000—is an example of the new urbanism.  It’s a master-planned community in the tradition of Seaside and Telluride, with an emphasis on parks, lakes and other recreational areas seamlessly integrated with residential areas and commercial space.  The bank, post office, town hall, movie theatre and other downtown buildings are all within easy walking or biking distance from most homes.  Older residents often drive their Segway scooters and small electric cars called "NEVs" ("Neighborhood Electric Vehicle").  Community events are held in the town square and parks throughout the year.  And on Christmas, it snows on Market Street as fake snow is blown from machines on the lampposts. A manicured eighteen-hole golf course winds through the town, so you’re constantly surrounded by greenspace.

The community hospital, Celebration Health, has just added an Obstetrics wing and functions as a primary care facility for residents and as an integral part of the regions renowned hospital system.

There are eight distinct neighborhoods in Celebration: North Village, South Village, East Village, West Village, Celebration Village, Lake Evalyn, Roseville Corner, and Artisan Park. The homes build in each must conform to various pre-approved designs that include Colonial, Mediterranean, French and Victorian.  The homes range from cozy cottages to lavish estates. Most regions have alleys behind the homes, just like the old days, so driveways, trashcans and deliveries don’t clutter the streets and interrupt the children playing hopscotch.

You can buy a condo here for $160,000 for condos and a free-standing home for $300,000-$500,000.  Luxury estates start at $600,000. You can also rent an apartment in downtown Celebration from $800/month.

There are strong covenants in Celebration to retain the quality and appearance of the neighborhoods.   It prevents unsightly RVs and boats in the streets and penalizes residents for failures to keep their homes tidy and lawns mowed.

The Disney Company has relinquished any managerial role in the town and governance is now through the Celebration Residential Owners’ Association, giving homeowners control of the town and a voice in its commercial development.  Disney even sold the downtown shopping area to an independent company to make sure there was no suggestion of interference in the town’s affair.
